Winterization & Frozen Pipe Thawing

Prevent freeze damage—and fix it fast when it happens.

Forsee Plumbing Co. prepares homes for cold weather and safely thaws frozen piping across the Ohio–Kentucky–Indiana tri-state area. For active freezes, call (513) 271-6720.

When To Call Immediately

  • No water at one or more fixtures during freezing temps
  • Pipes unusually cold to the touch, bulging, or sweating
  • Frost on exposed piping or along exterior walls
  • Sump discharge or exterior lines iced over
  • You hear running water inside walls after a thaw (possible split pipe)

Safety first: If you suspect a burst, shut off the main water valve and call (513) 271-6720.

What We Handle

  • Safe frozen pipe thawing (supply and drain lines)
  • Leak detection and repair after a freeze event
  • Winterization for vacant/seasonal properties and remodels
  • Hose bib shutoffs, drains, and frost-free upgrades
  • Sump pump discharge reroutes and freeze protection
  • Insulation, heat cable, and access improvements to prevent repeat issues

How We Thaw Pipes—Safely

  • Targeted warming with approved electric heat tools/blankets
  • Controlled air movement and gentle ambient heat—no open flames
  • Step-by-step pressurization and leak checks after thaw
  • Immediate spot repairs or temporary stabilization as needed

Winterization Services (Preventive)

  • System shut-down & drain-down for vacant/seasonal properties
  • RV antifreeze in traps and floor drains (where appropriate)
  • Water heater power/gas off and safe draining; expansion control verified
  • Whole-home shutoff verification and labeled valves
  • Hose bib protection: interior shutoffs with drains; swap to frost-free sillcocks
  • Insulation & heat cable on vulnerable runs (crawlspaces, exterior walls, garages)
  • Sump discharge: slope, air-gap terminations, and freeze guards to prevent ice blockages
  • Sealing cold-air infiltration at penetrations and rim joists

Our Process

  1. Assessment – Identify freeze points, access, and vulnerable runs.
  2. Stabilize – Thaw safely; prevent further damage; isolate zones if needed.
  3. Verify & repair – Pressure/flow test; make repairs or plan follow-up work.
  4. Prevent – Recommend insulation, shutoffs, or reroutes to stop repeat freezes.
  5. Clean finish – Labels applied, valves exercised, and tips provided for cold snaps.

Cold-Snap tips Until We Arrive

  • Keep interior temp at least 55–60°F; open cabinet doors at sinks on exterior walls.
  • Let vulnerable fixtures drip slowly to keep water moving.
  • Know where your main shut-off is located.
  • Do not use torches or open flames—fire risk and pipe damage.

Straightforward Compliance

We follow applicable plumbing codes and pull permits when necessary. Work is performed by licensed professionals for water, sewer, and gas-adjacent systems as applicable.
